The vision for Chill Hill was to create a comprehensive master-planned rural community in a natural bush setting. The site is divided into two sections as per zoning. The lower part of the site adjacent to Hatfield’s beach, 12 hectares will be designated as future urban zone and will comprise of 86 lots at an approximate value of $8 Million. The rest of the 172 hectares site will be focused around maximising lot numbers and will offer 58 large lifestyle sections of about 1.2ha each. The design of the development will be largely influenced around landscaping and capturing the essence of the land.

Chin Hill is the opportunity to set new standards in rural development with a strong sense of place and robust architectural values. Both architectural and landscape controls extend to the planting palette as well as building materiality. Residential sites will be shown on the plan as building platforms with controls on building height, form, colour and materiality for residences. Importantly, the controls will ensure all dwellings are built to a consistent high standard to maintain the landowners’ value of investment. Fundamental to the success of the development is a strong sense of community and place. To that end the roading is to be located to minimise landform disturbance. Elements of common areas including fences, gates, paving materials, signage and walls etc will be carefully considered, as retaining and enhancing a quality ‘rural’ development is important.
